What a commercial mortgage broker actually does for your deal

A commercial mortgage broker is not a bank. Kelly Dutton is a senior commercial broker at OneClick Commercial Funding. Her job is to review your deal, match it to lenders who want that type of loan, and help you compare real options side by side.
That matters in Phoenix, Maricopa County, and nationwide markets where one lender’s yes is another lender’s automatic no. Office, retail, industrial, mixed-use, bridge, and ground-up construction all carry different documentation expectations.
Broker vs. going direct to one bank
When you apply at a single institution, you get that institution’s products and credit box. If your file sits outside their sweet spot, you may never hear about a second lender who would have moved on the same deal.
Kelly shops across a wide network of commercial lenders. She does not guarantee approval or a rate in a blog post. She does reduce the time you spend chasing dead ends.
What Kelly needs on the first call
Bring the property address or a short list, the loan purpose (purchase, refinance, cash-out, construction), and a realistic loan amount range. For investment property, have rent or revenue numbers you can stand behind. For owner-occupied deals, be ready to talk about business financials.
SBA, multifamily, and hospitality each have different checklists. Tell Kelly which lane you are in so the first conversation stays useful.
Phoenix local, nationwide reach
Kelly’s Google Business Profile focuses on Phoenix and Sun City, but OneClick Commercial Funding works on commercial deals across the country. Local presence plus national lender access is the point: you get a broker who knows Arizona and can still place a file in another state when the deal requires it.
Quality and discretion
Kelly does not publish specific bank-partner logos on marketing copy. Lender relationships stay behind the scenes while you see the options that matter: structure, timing, and whether the file is worth submitting.
She also does not work home-purchase files. This is commercial and investment occupancy only. If you need a personal residence mortgage, you need a different professional than a commercial broker.
Deal sizes Kelly sees
Files range from $500,000 starter commercial projects into multibillion-dollar hospitality and portfolio work. Size alone does not make a deal fundable. Documentation, sponsor strength, and property performance still drive the answer.
Kelly’s job is to tell you early when a file is not ready so you can fix the financials or pivot the structure before lender fees stack up.
If you already have a term sheet from one bank, bring it. Kelly can often tell you if another lender would improve the structure or if you are already in the right lane.
What this is not
This is not a commitment to lend. Loan terms, amounts, and rates are not guaranteed. Every file still goes through lender approval, credit review, and underwriting.
